This 5-level parking structure servicing a high-rise multi-family apartment building in Montreal received little or no maintenance for many years. The City had issued a work order closing the two roof levels for safety concerns.
A comprehensive condition assessment was performed followed by load testing. The load testing determined that the roof deck, while not very flat, was otherwise structurally sound. As a result the City removed the order to close the roof decks.
The condition assessment determined that the intermediate suspended slabs were extensively deteriorated. The Owner was provided with several repair management strategy alternatives, and decided to proceed with complete replacement of the intermediate slabs, complete with new expansion joints, drainage system, lighting and waterproofing system.
